Roofing Services for Manassas, VA Homeowners
Columbia Contracting LLC is an Owens Corning Platinum Preferred and CertainTeed ShingleMaster certified roofing contractor serving homeowners throughout Manassas, VA and the surrounding Prince William County area. We handle everything from roof repair and full roof replacement to storm damage inspections, always starting with an honest assessment of your roof’s actual condition rather than a rushed sales pitch. Whether your roof needs a targeted repair after a storm or you are planning a full replacement, our team walks you through your material options and the real cost factors involved before any work begins.
As a family and minority-owned business, we approach every Manassas roofing project the same way: a thorough inspection first, a clear written explanation of what we find, and a straightforward recommendation based on your roof’s condition, your goals, and your budget, not a one-size-fits-all sales script. Our residential roofing services include roof inspections, repairs, complete replacements, new roof installations, storm damage repair, and asphalt shingle roofing in multiple tiers, so most Manassas homeowners can get every roofing need addressed by a single, accountable crew.
Roofing Challenges in Manassas, VA
Manassas sits along the I-66 corridor in Northern Virginia’s Piedmont region, where roofs face a real mix of seasonal stress. Summer brings strong afternoon thunderstorms with hail and gusty straight-line winds, while winter can swing between freezing rain, occasional snow, and rapid thaw cycles that stress shingles and flashing. Humidity through the spring and summer months also puts pressure on attic ventilation and can accelerate wear on older roofing systems. We build every inspection and repair recommendation around what actually happens to roofs in this specific climate, not a generic checklist.
Because many Manassas neighborhoods mix older homes built decades ago with newer construction, the roofing challenges we see vary block by block. Older roofs closer to downtown may be nearing the end of their expected lifespan and showing granule loss or curling shingles, while newer roofs on the city’s edges are more likely to show storm-related damage such as wind-lifted shingles or hail bruising. A proper inspection accounts for both the age of your roof and the specific weather it has been exposed to, not just a generic age-based estimate.
Neighborhoods We Serve in Manassas, VA
We work on homes throughout Manassas, including Old Town and Historic Manassas, Wellington, Georgetown South, Signal Hill, and the Bull Run area, along with the surrounding Prince William County communities nearby. Whether you live in one of Manassas’s older, established neighborhoods near downtown or a newer subdivision on the city’s edge, our crews are familiar with the range of roofing styles and ages found throughout the area.
Historic Manassas homes near downtown often have steeper, more traditional rooflines and, in some cases, historic character features that call for extra care during a repair or replacement. Newer neighborhoods farther from downtown tend to have larger, simpler roof footprints that are more straightforward to work on. Wherever you are in Manassas, we bring the same inspection standard and the same written, itemized estimate before any work begins.
What Roof Repair and Replacement Cost in Manassas, VA
Roofing costs in Manassas vary based on the size of your roof, the material you choose, and the extent of any damage. A targeted repair, such as replacing a section of damaged shingles or resealing flashing, typically costs far less than a full replacement. A complete roof replacement depends heavily on material tier: standard three-tab and architectural asphalt shingles sit at the more affordable end, while impact-resistant and premium shingle lines cost more upfront but can reduce long-term storm-damage risk. If your repair is being handled through an insurance claim, your primary cost is usually your policy deductible rather than the full repair price. We provide a written, itemized estimate before any work begins so you know the real cost breakdown, not just a single number.
Roof size and slope complexity also affect price more than most homeowners expect. A simple, single-story gable roof is generally the least expensive to repair or replace, while steep-slope roofs, multiple roof planes, and features like dormers or chimneys add labor time and material waste, which raises the total. Removing and disposing of an old roofing layer, upgrading underlayment or ventilation at the same time, and any decking repair found once the old roof is removed are the most common reasons a final price differs from an initial estimate, which is exactly why we inspect before quoting rather than pricing off a phone call alone.
Permits and Building Codes for Roof Replacement in Manassas, VA
Roof replacement work in Manassas is governed by the Virginia Uniform Statewide Building Code (USBC), and most full roof replacements require a permit and a follow-up inspection, while small, like-for-like repairs sometimes do not. The City of Manassas’s Building and Trade Permits office handles permit applications and inspections for work inside city limits. We confirm what your specific project requires and handle the permit process as part of the job, so you are not left guessing about code compliance.
City permit information: City of Manassas Building, Trade, and Occupancy Permits. Statewide code requirements are set out in the Virginia Uniform Statewide Building Code, Title 13, Agency 5, Chapter 63.
Storm Damage and Insurance Claim Help in Manassas
When hail or wind damages your roof, Columbia Contracting inspects the affected areas, documents what we find with photos, and can meet your insurance adjuster on-site if the claims process requires it. If an adjuster’s initial scope does not match the damage we identify on the roof, we help prepare supplemental documentation to support your claim. Most Virginia homeowners policies cover sudden storm-related damage such as hail and wind, though coverage details and deductibles vary by carrier, so we recommend confirming your specific policy terms alongside our inspection findings before you file.
We recommend scheduling an inspection as soon as possible after any significant storm, even if you cannot see obvious damage from the ground. Wind can lift shingles just enough to break their seal without removing them entirely, and hail bruising often does not show up as a visible hole until the affected shingle fails months later. Photographing your roof and keeping records of the storm date before any cleanup also gives your insurance claim a stronger starting point, since documentation timing is one of the most common reasons a claim gets questioned.
Why Manassas Homeowners Choose Columbia Contracting
As an Owens Corning Platinum Preferred and CertainTeed ShingleMaster certified contractor, Columbia Contracting installs roofing systems that can qualify for enhanced manufacturer warranty coverage, and every job we complete carries our own workmanship warranty in addition to that manufacturer coverage. We are a family and minority-owned business, and we back every estimate with clear, honest communication from your first phone call through the final inspection.
We set expectations from the beginning of your project and keep communication open throughout, providing updates along the way instead of disappearing between the estimate and the finished job. Affordable financing options are available for larger projects like a full roof replacement, and every estimate is written and itemized so you can see exactly what you are paying for before any work begins.
Fast Response for Roof Emergencies in Manassas
Storm damage does not wait for a convenient time. When you have active leaks, missing shingles, or exposed roof decking after a storm, call us and we will work to get a local inspection scheduled quickly. We prioritize storm-related calls and same-week inspections whenever possible, and we can install temporary protection such as tarping to limit further water intrusion while your repair or insurance claim moves forward.
A temporary tarp is meant to buy time, not replace a proper repair, so we treat it as the first step of the process rather than the end of it. Once your roof is protected, we move as quickly as your insurance timeline and material availability allow to complete the permanent repair or replacement, keeping you updated at each step instead of leaving you to guess at the schedule.

The Columbia crew were fast and technically superior. They did a full and very complete job. The old roof had been there about 20 years, so it was time. They throroughly inspected every inch and we replaced about 7 sheets of CDX. All … More of the flashing was removed and replaced with new and properly placed and caulked We also added new drip edge on all of the eaves. All of the cheap, trashy, leaking vent stacks were replaced with permanent, heavy duty boots. Columbia's technical expertise coupled with the use of high end Owens Corning Duration shingles and synthetic underlayment buttoned up this house nicely and absolutely should last the remainder of my lifetime. If there is ever a problem though, my roof is protected by the OC warranty, which is the best in the industry. Erwin Serrano, the owner and project manager was outstanding. He was incredibly generous with his time and a stickler for detail work. He managed complex workflows like a seasoned professional. He has great follow through and leaves nothing to chance. I feel we were lucky to meet and have him personally supervise this tear-off and roof installation. Thanks guys! Have a terrific holiday season. -

We had some siding that had become warped from heat. It was a smaller job, but they took it on with professionalism and courtesy as if a large job. Erwin Serrano was very helpful and informative about the process, and the worker(s) came … More and went without leaving a trace. Communication was great throughout. We are very happy with the entire experience.
